The office leases in Manchester were very low in the first half of the year as compared to last year, but CB Richard Ellis believes that the take up is going to get better as the year progresses. According to Ellis, the take up will soon exceed the ten year moving average.

Within the next few months, 300,000 sq ft of office space that is under negotiations will be ready and 200,000 sq ft out of it will see closure in the next few months. Since the beginning of the year, about 247,000 sq ft of deskspace has already been rented out.

However, with the recession easing out now, the contracts that are being negotiated will most likely be concluded by the end of the year.

Manchester is emerging as a hot destination for renting office space because of the number of public and private sector businesses being set up under the guidance of the local council, said Kennon. This shows that new office spaces are still very much wanted.

Almost 665,000 sq ft of office space is being put to use in Manchester currently and this is the highest figure that has been seen in the past five years. In addition to this another 300,000 sq ft is likely to be added by the end of this year. All these office spaces have been certified as Grade A accommodation.

The architectural grandeur of the past combined with the functional needs of the present is best represented in the Calthorpe Estate in Edgbaston that has recently been renovated by Glancy Nicholls Architects (GNA). The Calthorpe Estate was transformed from a claustrophobic office building into a modern one with ventilation, multiple electrical fittings, and ample space accommodations.

GNA spokesperson Lyndon Glancy said that the building used to be sectioned into cubicles a common feature of period estates. The company retained some of the architectural features of the period (like higher ceilings) while converting the building into a present-day structure. According to Glancy, the reconstruction was a challenge, but through their efforts, the outcome was a perfect blend of the best structural traits of the past and modern features of the present. The renovation yielded an additional 750sq ft of office space.

The new building has a new reception area, kitchen area, wet room, and much bigger meeting rooms. Small separate offices have been converted into spacious open plan shared office working areas to enable employees to interact and share information.

The external facade of Calthorpe Estate has been maintained to meet the architectural style of Edgbaston area that emphasizes on preserving original aspects of its period buildings for their historical significance.

The result is an office building that retains a flavour of its past but absorbs the present in housing all the modern conveniences, a commendable achievement for Glancy Nicholls Architects that will be cherished by the company for years to come.
